Katy vs. Cypress: Motivated Sellers in July 2026

If you’re a buyer or investor hunting for a deal in the Houston suburbs, Katy and Cypress tell two very different stories right now. One market has real breathing room. The other is still tight enough that you’ll need to work harder to find leverage. Here’s the July 2026 breakdown.

Katy: A Market That’s Loosening Up

Katy has settled into a genuinely balanced market — a big shift from the frenzied bidding wars of 2021–2023.

  • Median sales price: $355,000 (May 2026), up 5.6% year-over-year
  • Sales volume: 577 single-family homes sold in May
  • Days on market: 22 days median, up from 18 a year earlier
  • Regional inventory: 5.1 months across Houston/Fort Bend County — the textbook definition of balanced

That extra week on market matters more than it sounds like. It means sellers are no longer commanding instant, over-asking offers across the board. Buyers now have room to negotiate on price, closing costs, repairs, and move-in timelines, and multiple offers are increasingly reserved for only the most move-in-ready, well-located homes.

What this means if you’re looking for a motivated seller: Katy is your better hunting ground right now. Rising days-on-market and easing price pressure both point toward sellers who are more open to negotiating — especially anyone who listed hoping for a 2023-style bidding war and hasn’t gotten one.

Cypress: Still a Seller’s Market

Cypress hasn’t loosened nearly as much.

  • Active listings: 26
  • Pending sales: 25 (a 0.96 pending-to-active ratio — tight)
  • Median sold price (trailing 6 months): $429,450
  • Median list price: $394,005
  • Median age of active listings: 1 day

With listings barely lasting a day before going pending, Cypress is technically still a seller’s market. That doesn’t mean motivated sellers don’t exist there — it means they’re the exception, not the rule.

Where to look in Cypress: Homes that have been sitting for 60+ days are your signal. In a market this fast, a listing that’s stalled out usually means something — an overpriced launch, a seller who’s already moved, or a property that needs work buyers are pricing in. Those are the sellers worth a conversation.

If you’re building a list of prospects this month, Katy offers more volume of opportunity — price reductions, longer-sitting inventory, and sellers adjusting expectations. Cypress requires more precision: target the outliers (60+ days on market, relocations, job transfers, life changes) rather than expecting the overall market to soften.

Mortgage rates remain part of the equation too — the 30-year fixed averaged 6.66% as of late July, up slightly from the week before, which continues to shape what buyers can realistically offer regardless of a seller’s motivation.
